Which Wellborn Models This Applies To

Wellborn roof systems were specified across several Southern California builder series from the late 1990s through about 2015, most commonly on tract homes in north Pomona and the Phillips Ranch area. The identifying mark is a small embossed “WB” stamp on the underside of the ridge vent cap, or a specification label inside the attic near the furnace platform listing “Wellborn Roof System, Series R-200 or R-300.” The R-200 used a 4-inch ridge vent with a standard mesh; the R-300 upgraded to a 6-inch vent with an integrated rain baffle that fails more gracefully but costs more to replace.

Aftermarket equivalents exist, but the profile match is rarely exact on the older R-200, which leaves a gap that wind-driven rain exploits. For the R-300, a quality aftermarket vent from Lomanco or Air Vent performs fine if the color is matched to the existing bundle. We keep both in the truck. Signs Your Wellborn Roofing Is Failing

• Water stains on the ceiling below a vent or chimney. The step flashing has lifted or the vent boot has cracked. On Wellborn systems, the boot is often a proprietary profile that standard big-box replacements don’t seat against properly.
• Granules collecting in gutters after Santa Ana winds. This is normal in small amounts, but a sudden pulse means the shingle bond is breaking down. On south-facing slopes in Pomona, UV exposure accelerates this after 18-20 years.
• Daylight visible through the ridge vent from inside the attic. The foam closure strip has compressed or the vent cap has shifted. In Pomona’s inland heat, that foam degrades faster than coastal installations.
• Shingle tabs that lift and don’t lay flat after wind. The sealant strip has failed. On older Wellborn installs, the sealant was applied at the factory and can’t be reactivated; the shingle needs replacement, not re-gluing.
• Musty smell in the attic during spring. Condensation from poor ventilation. The Wellborn R-300 was better at this than the R-200, but both can be undermined if soffit vents were painted over or blocked during a remodel.
