The compatibility gotcha: ViewLux changed its door mortise lock geometry in 2020, so a VLX-7K door from 2019 won’t accept a 2022 lockset without re-machining the pocket. We carry both generations and check the lock faceplate width, 1 inch versus 1-1/8 inch, before ordering. For windows, the 5000 series uses a constant-force balance spring; the 7000 and Pro lines switched to a block-and-tackle system. They’re not interchangeable, and forcing the wrong balance into the jamb channel cracks the vinyl track. Signs Your ViewLux Home Additions & ADU Is Failing

• Window won’t stay open or slams shut. The balance system, either constant-force spring or block-and-tackle, has lost tension or the cord has frayed. In Pomona’s dry heat, the nylon cord in 7000-series balances degrades faster than the manufacturer spec suggests; we see this at 6-8 years instead of the rated 10.
• Visible gap at the sash meeting rail or frame corner. The weatherstrip has compressed or the sash frame has twisted slightly out of square. On south-facing ADU windows, thermal cycling between 45°F winter nights and 95°F summer days accelerates this; the gap lets dust in during Santa Ana events.
• Door latch won’t engage or needs shoulder pressure to close. The strike plate has shifted as the ADU foundation settled, or the mortise lock cam is worn. In Pomona’s older neighborhoods near Ganesha Park, we’ve found this on ADUs built over clay soils that move seasonally.
• Condensation between glass panes. The insulated glass unit (IGU) seal has failed; the desiccant inside the spacer is saturated. Once you see haze that won’t wipe off, the Low-E coating is also degrading from oxygen exposure, and the thermal performance is gone.
• Hardware finish is chalking or pitting. ViewLux used two different anodizing specs: pre-2019 hardware has a thinner coating that doesn’t hold up to the citrus and smog mix in the Pomona Valley. The metal underneath is sound, but the cosmetic failure usually signals the mechanism is due for inspection.

DIY or Call Us?

What you can safely check: verify the model code on the label, measure the visible glass dimensions, and photograph the hardware from inside and out. That information lets us confirm compatibility before we drive to Pomona. What goes wrong with DIY: the balance spring in a 5000-series window is under 15-20 pounds of tension and can snap free during removal, cutting hands or launching the balance shoe into the room. The mortise lock pocket in a 7000-series door is machined to 1/16-inch tolerances; a chisel slip ruins the jamb.
