Kitchen Remodel: Galley to Gathering Space
The homeowners had cooked in a 9-by-12 galley for thirty-two years. The soffit trapped cooking fumes, the vinyl curled at the dishwasher, and the single overhead fixture threw shadows on every cutting board. We removed the soffit, ran a flush beam for structure, and installed KraftMaid maple shaker cabinets with soft-close hardware. The Cambria Brittanica quartz runs to the window casing with a waterfall edge at the peninsula. Under Clause 1, the written price held at $34,200. The signed change order for the pendant upgrade added $890. Final invoice: $35,090.
Bathroom Remodel: Leaking Shower to Wet Room
The shower pan failed at the curb, and water had traveled four feet into the hallway subfloor. We cut back to sound structure, found two prior patch jobs using mastic instead of thinset, and stripped to studs. The new wet room uses a Schluter Kerdi membrane system with a linear drain at the wall, eliminating the curb that caused the original failure. Toto Drake II toilet and Washlet seat. The photo record shows the membrane flood test holding water for twenty-four hours before tile touched it. Written price: $18,400. No change orders.
Roofing: Three-Layer Tear-Off to GAF Timberline HDZ
This Pomona tract home carried three layers, which is two too many for our county. The 3/8-inch plywood deck sagged between rafters and showed daylight at two chimney crickets. We stripped to bare rafters, sistered where the sag exceeded 1/4 inch in ten feet, and laid 1/2-inch CDX. GAF Timberline HDZ in Charcoal with Cobra ridge vent for airflow. The System Plus warranty transfers to the next owner. Written price before tear-off: $14,800. The crew found one additional rafter needing sistering; we photographed it, called for the signed change order at $340, and continued. Final: $15,140.
Windows & Doors: Aluminum Single-Pane to Milgard Tuscany
The aluminum frames conducted heat like a skillet in July. Every slider needed two hands and a shoulder. We specified Milgard Tuscany vinyl with SmartTouch locks and Low-E coating for the western exposure. The rear slider became a 6-foot Tuscany French rail with a recessed track for the wheelchair access the homeowners needed for their mother’s visits. Written price for twelve openings plus slider: $11,600. Permits pulled, inspection passed first call. The photo record shows every rough opening before wrap, after wrap, and at final.
Driveway & Pavers: Cracked Concrete to Belgard Catalina
The original pour had no control joints and cracked in three directions within five years. Water sat at the garage threshold and seeped under the slab. We removed eighteen inches of failed base, laid 3/4-inch crushed rock with geotextile, and set Belgard Catalina pavers in Bella color with 3/16-inch joints on bedding sand. A channel drain at the garage carries water to the street. The 6-inch concrete edge restraint keeps the soldier course locked. Written price: $9,800. The homeowners brought a competitor’s quote at $7,200; our free second opinion showed that bid used 2 inches of base and no edge restraint. They chose the spec that lasts.
Home Addition & ADU: Garage Conversion to 480-Square-Foot Dwelling Unit
The garage sat empty after the adult kids left. The homeowners wanted rental income, not storage for holiday decorations. We designed a 480-square-foot ADU with kitchenette, three-fixture bath, and mini-split HVAC. Fire-rated assembly at the property line, separate electric meter, and weep screed at the new stucco for drainage. The Pomona planning department required one parking space replacement; we poured a new parking pad at the rear setback. Written price at permit approval: $67,500. Two signed change orders: owner-selected upgrade from vinyl to fiberglass shower surround (+$1,200) and relocation of the mini-split condenser for noise reduction (+$340). Final: $69,040.
