  • Cracked stucco at the addition tie-in. The original Ameristar wall system and the new section are expanding at different rates, usually because the sheathing grades don’t match or the lath transition was skipped. In Pomona, we see this most on north-south oriented walls where morning sun hits one side and afternoon shade cools the other.
  • Sloping floors in the new space. The Ameristar foundation spec used a 12″ footing depth in pre-2012 builds, which works fine until you add load without widening the footing. The new slab settles independently, and the threshold becomes a trip hazard.
  • Roof leaks at the valley where old meets new. Ameristar’s original roof truss spacing was 24″ on center; additions framed at 16″ create a hard seam that standard step flashing won’t cover. Water finds it in the first season.
  • Doors that won’t latch after six months. Differential settlement between the existing Ameristar structure and the addition shifts the frame out of square. The door worked at final inspection because the trim hid a 1/4″ gap that’s now 3/4″.
  • HVAC can’t hold temperature in the new room. The Ameristar original duct sizing assumed a specific envelope load; the addition’s Manual J calculation was never integrated, so the system short-cycles or runs continuously without satisfying the thermostat.
