Which Unilock Models This Applies To

Unilock has produced several window and door series over the years, and the part you need depends on the generation. Look for the embossed model code on the hinge side of the frame or on a sticker between the glass panes, visible when you open the sash. Common series we see in Pomona include the Unilock 3000 and 5000 vinyl window lines, plus earlier aluminum-clad models from the late 1990s and 2000s.

The 3000 series uses a proprietary cam-lock and keeper set with a 7/16-inch backset that doesn’t interchange with standard Pella or Andersen hardware. The 5000 series upgraded to a universal-style tilt latch, but the mounting hole spacing is 2-3/4 inches center-to-center, not the industry-standard 2-1/2 inches. We’ve learned this the hard way so you don’t have to. For weatherstripping, Unilock OEM uses a bulb-seal with a T-slot width of 0.180 inches; generic 0.200-inch substitutes will wedge and tear within two seasons. Signs Your Unilock Windows & Doors Is Failing

• Draft around the frame even when closed and locked. The compression seal has flattened or the weatherstripping has pulled away from its T-slot channel. In Pomona’s dry heat, rubber compounds harden faster than in coastal climates; we typically see this at 8-12 years.
• Condensation or fog between double-pane glass. The insulated glass unit (IGU) seal has failed, releasing the argon fill and allowing moisture inside. This cannot be wiped off; the glass assembly needs replacement.
• Sash won’t stay open or slams shut. The balance system, either a coil spring or block-and-tackle type, has lost tension or the pivot bar has worn. Unilock 3000 series balances are encased and not field-serviceable; the 5000 series uses a more standard tilt-in replacement.
• Difficulty locking or unlocking. The cam-lock mechanism has corroded or the keeper has shifted due to frame settlement. On older aluminum-clad units, the zinc die-cast hardware crystallizes and cracks.
• Visible frame distortion or corner separation. Vinyl expands and contracts; Pomona’s 100°F-plus summer days against near-freezing winter nights stress the fusion-welded corners. Once a corner gaps, water intrusion follows.

There’s a short list of things an owner can safely check: clean the weep holes at the bottom of the frame with a pipe cleaner, verify the lock engages fully, and confirm the weatherstripping is seated in its channel. Beyond that, window and door units are heavier than they look, and the balance systems store significant tension. A released coil spring can cut skin or damage the frame. We don’t recommend DIY removal of any sash with a failed balance.

IGU replacement requires a clean-room environment to avoid dust between panes, and frame replacement involves structural support during the opening phase.
