Wellborn Roofing: The Pomona Owner’s Guide

Wellborn-compatible roofing repair in Pomona typically runs $400-$1,800 installed, and we stock the common flashing, vent, and membrane parts for same-day replacement on most Wellborn roof systems. Most Pomona homeowners discover the issue after a Santa Ana wind event or the first hard rain of November, when water shows up in the attic or a bathroom vent starts dripping. The failure point is usually the ridge vent seal or the step flashing at a second-story wall, not the shingles themselves.

Which Wellborn Models This Applies To

Wellborn roof systems were specified across several Southern California builder series from the late 1990s through about 2015, most commonly on tract homes in north Pomona and the Phillips Ranch area. The identifying mark is a small embossed “WB” stamp on the underside of the ridge vent cap, or a specification label inside the attic near the furnace platform listing “Wellborn Roof System, Series R-200 or R-300.” The R-200 used a 4-inch ridge vent with a standard mesh; the R-300 upgraded to a 6-inch vent with an integrated rain baffle that fails more gracefully but costs more to replace.

We carry OEM-compatible ridge vent in both widths, plus the matching end caps and foam closure strips. Aftermarket equivalents exist, but the profile match is rarely exact on the older R-200, which leaves a gap that wind-driven rain exploits. For the R-300, a quality aftermarket vent from Lomanco or Air Vent performs fine if the color is matched to the existing bundle. We keep both in the truck. Rowan Construction Group Pomona is an independent service provider, not affiliated with Wellborn.

Signs Your Wellborn Roofing Is Failing

Signs Your Wellborn Roofing Is Failing
  • Water stains on the ceiling below a vent or chimney. The step flashing has lifted or the vent boot has cracked. On Wellborn systems, the boot is often a proprietary profile that standard big-box replacements don’t seat against properly.
  • Granules collecting in gutters after Santa Ana winds. This is normal in small amounts, but a sudden pulse means the shingle bond is breaking down. On south-facing slopes in Pomona, UV exposure accelerates this after 18-20 years.
  • Daylight visible through the ridge vent from inside the attic. The foam closure strip has compressed or the vent cap has shifted. In Pomona’s inland heat, that foam degrades faster than coastal installations.
  • Shingle tabs that lift and don’t lay flat after wind. The sealant strip has failed. On older Wellborn installs, the sealant was applied at the factory and can’t be reactivated; the shingle needs replacement, not re-gluing.
  • Musty smell in the attic during spring. Condensation from poor ventilation. The Wellborn R-300 was better at this than the R-200, but both can be undermined if soffit vents were painted over or blocked during a remodel.

Replacement Cost & What’s Included

Service Typical Range in Pomona
Ridge vent replacement (R-200, 20 linear ft) $400-$700
Ridge vent replacement (R-300, 20 linear ft) $550-$900
Step flashing repair (per wall intersection) $350-$650
Vent boot replacement (proprietary profile) $300-$550
Partial shingle replacement (up to 3 squares) $600-$1,200
Full roof replacement (Wellborn-compatible system) $8,000-$20,000

The range depends on access (steep second stories in north Pomona add labor), whether the decking beneath is sound, and whether we find previous repair layers that need stripping. Under Clause 1 of the Haven Standard, you get a written price before anyone touches the roof, with line-item breakdown of parts, labor, and disposal. The 365-Day Done Right Promise covers the workmanship; manufacturer defects on the materials are handled through the supplier. No change proceeds without a signed change order, which is how we’ve kept projects within a few percent of the agreed number since 2007.

DIY or Call Us?

There’s a short list of safe owner checks: confirm the stain is active (not old), note the location relative to vents or walls, and photograph the attic side for us. What we don’t recommend is ladder work on a pitched roof, especially the 6:12 and steeper pitches common in the Phillips Ranch and north Pomona hills. The fall risk is real, and the repair quality matters more than most homeowners expect - a ridge vent that isn’t nailed to the correct exposure, or a boot that isn’t seated under the shingle course above it, channels water straight to the decking.

We’ve also seen DIY step flashing that reversed the overlap direction, which works until the first wind-driven rain from the southwest. Measure twice, then we can talk. Call (626) 606-1081 and we’ll schedule a free estimate with a written scope.
